Can I get a mortgage in the UK if I’m not a British citizen?
Yes, you can. Many lenders offer mortgages for foreign nationals living and working in the UK. You’ll need proof of income, the right to live here (a valid visa or exemption). Having a UK bank account and some credit history also helps.
How much deposit do I need for a foreign national mortgage?
It depends on your situation. If you’re living in the UK, most lenders ask for at least 10–25%. If you’re based overseas, the deposit could be higher — often 25–35%. The stronger your financial profile and UK ties, the better the deal you’ll be offered.
Can I get a UK mortgage if I’m paid in another currency?
Yes, some lenders can consider foreign income (for example, if you’re paid in euros or dollars). They’ll usually apply a small exchange-rate adjustment for risk and will ask for full documentation showing regular, stable earnings.
Do I need a UK credit history to get a foreign national mortgage?
It helps, but it’s not essential. Some lenders can work with applicants who are new to the UK. If you’re just starting out, setting up a UK bank account and registering on the electoral roll can strengthen your profile over time.
Can visa-exempt staff (like European Space Agency or UN employees) get a UK mortgage?
Yes. If you’re visa-exempt because you work for an international organisation such as the European Space Agency (ESA), the United Nations, or a European institution, your case will be treated slightly differently. We work with lenders familiar with these employment types and can help present your application correctly.
What documents do I need to apply?
You’ll usually need:
Passport or national ID
Visa or visa-exemption proof (if applicable)
Proof of address and bank statements
Payslips or income evidence (UK or overseas)
Deposit and proof of funds
We’ll help you prepare everything before submitting to lenders so the process goes smoothly.
Can I buy a property in the UK while living abroad?
Yes, you can. These are called non-resident foreign national mortgages. Lenders will assess your income, deposit size, and reason for buying. The process takes a bit longer and usually needs a larger deposit, but it’s absolutely possible, we arrange them regularly. You will need to be in the UK at the time of the advice.
Can foreign nationals apply for buy-to-let mortgages?
Yes. Many of our clients buy UK investment properties as foreign nationals. Lenders will look at your income, rental projections, and deposit. Some will require you to live in the UK, while others are open to overseas investors, we’ll point you to the right one.
What happens if my visa expires during the mortgage term?
Your mortgage doesn’t automatically end when your visa expires, but it could affect future remortgaging or borrowing. It’s always best to keep your broker informed of any changes to your immigration or work status so we can help you plan ahead.
Can I get a mortgage in the UK if I’m on a visa?
Yes. A number of UK lenders will consider applicants who are living and working in the UK on a visa. The options available will depend on your visa type, how long you have lived in the UK, your income, deposit and how much time is remaining on your visa.
Do I need indefinite leave to remain to get a mortgage?
No. You do not always need indefinite leave to remain (ILR) to get a UK mortgage. Some lenders are happy to consider applicants on temporary visas, although their requirements can vary considerably. Having a larger deposit, stable UK income and a good credit history can give you more options.
Can I get a mortgage on a Skilled Worker visa?
Yes. Skilled Worker visa holders can get mortgages from a range of UK lenders. Some lenders have minimum requirements around how long you have lived in the UK or how much time remains on your visa, while others can be much more flexible.
Can I get a mortgage on a spouse visa?
Yes. There are lenders that accept applicants on spouse and partner visas. If you are applying with a British citizen or someone with settled status, you may have access to more lenders, although the exact options will depend on your circumstances.
Which mortgage lenders accept foreign nationals?
Both mainstream banks and specialist mortgage lenders can consider foreign nationals, but their criteria vary significantly. The right lender will depend on factors such as your nationality, visa type, residency history, deposit, income and credit profile. We check current lender criteria before recommending where to apply.
Can I get a mortgage if I have only recently moved to the UK?
Potentially, yes. Although some lenders require a minimum period of UK residency, others can consider applicants who have only recently arrived. Your employment, visa status, deposit and existing credit history will all influence which lenders are available.
Can a foreign national get a first-time buyer mortgage in the UK?
Yes. Foreign nationals can qualify as first-time buyers and apply for a mortgage to purchase their first UK property. Your visa or residency status may affect which lenders are available and the deposit required, but being a foreign national does not prevent you from being a first-time buyer.
