15 Questions to Ask When Viewing a House

House viewings are exciting, especially if it’s your first time buying or investing. But it’s easy to get caught up in the moment and overlook important details. Whether you’re viewing properties in Oxford, Bicester or beyond, asking the right questions can help you avoid costly surprises and make a more informed decision.


Here’s a helpful list of thoughtful questions to ask during any property viewing


1. Why is the owner selling?


This can give you insight into how motivated the seller is. If they’re moving for a job or have already bought somewhere else, they might be open to negotiation.


2. How long has the property been on the market?


If it’s been listed for a while, there may be underlying issues, or the price could be too high. If it’s only just listed, there may be more competition.


3. Have there been any offers?


Knowing whether others are interested can help you gauge how quickly you need to act.


4. What’s included in the sale?


Ask what fixtures and fittings are staying, such as kitchen appliances, garden sheds or built-in wardrobes. This can affect the true value of the home.


5. Has the property had any major work done?


If the house has had a loft conversion, extension or new roof, ask for building regulation certificates or warranties.


6. Are there any issues with the property?


Legally, sellers have to disclose known issues, but asking directly may reveal more. Look for signs of damp, structural cracks or noisy neighbours.


7. What are the neighbours like?


It’s always worth asking. You could also take a walk around the area and see what the street feels like in person.


8. How much are the council tax and utility bills?


This helps you budget realistically for monthly costs. Council tax bands can differ from one postcode to another.


9. Is the property in a chain?


If the seller is also buying a new home, that can complicate things. A chain-free sale usually moves faster.


10. What is the EPC rating?


Energy Performance Certificates tell you how efficient the home is. A lower rating could mean higher energy bills and possible upgrades needed.


11. What broadband and mobile coverage is available?


More people are working from home, so strong internet and good mobile reception are essentials.


12. Has the property ever flooded or had subsidence?


These issues can be deal-breakers or cause serious problems with mortgage applications or insurance.


13. How old is the boiler, and when was it last serviced?


Heating systems can be costly to replace. If the boiler is older than 10 years, factor this into your budget.


14. What type of boiler is installed?


Ask whether the boiler is a combi, system or conventional boiler. This affects how heating and hot water are delivered and can impact efficiency and maintenance costs.


15. Is the property double-glazed?


Double glazing improves insulation, reduces noise and can help with energy bills. Check if all windows are double-glazed or if any still need upgrading.


16. Are there any planning permissions nearby?


Ask if any large developments or infrastructure projects are planned nearby. These could either boost or harm future property values.


17. How long have the owners lived there?


If it’s a short time, try to find out why. It could be something simple, or a red flag like noise, neighbour issues or structural problems.
